What is a maintenance emergency?
A maintenance emergency is any issue that poses an immediate or significant threat to the safety of residents or the integrity of the home.
If you experience any of the concerns listed below, please call (813) 640-2612.
If the situation is life-threatening, call 911 immediately.
Examples of maintenance emergencies
- Fire, Smoke, or Sparks:
Call 911 first, then report the issue to us. - No Heat:
Heating system failure with indoor temperature at or below 68°F. - No Cooling:
Cooling system failure with indoor temperature at or above 82°F, or less than 20°F below outdoor temperature when it’s 103°F or higher.
Note: If ice is present on the outdoor unit, please allow it to defrost. - Active Flooding:
Water intrusion that is not contained. - Home Not Secure:
Broken or non-functioning exterior doors, locks, or windows. - Major Plumbing Leak:
Broken pipe or leak not contained by a tub, sink, or toilet. - Main Sewer Line Clog:
Backup affecting multiple areas of the home. - Septic Backup:
Sewage overflowing from tubs, sinks, or toilets. - No Water or Hot Water:
No water in the entire home or no hot water for over 12 hours, not related to a municipal outage. - Complete Power Failure:
No power in the home for over 12 hours, not related to a municipal outage.
We aim to have a technician respond within 4 hours of your report, weather and other conditions permitting.
